When we have the question of what is the best lawn for San Jose, our reply this varies upon condition if direct sun than your sod choice for all year green is a tall fescue or a tall fescue mixture. If the area is in direct sun or heavy sun, tall fescue sod types works well with deep root growth, making drought tolerance much more effective vs traditional dwarf fescue.
